Any adult over the age of 18 MUST complete our online application and approve third party credit and back ground checks, no exceptions, regardless if they are liable for the lease or not.
$40 application fee per applicant due at time of online application paid to third party vendor (non-refundable).
Keep in mind when completing your online application you will need the following documents:
Two recent pay stubs, drivers license or other state/government approved ID, Brokerage relationship disclosure and Consent form (See application link below for last two documents).
Rental Requirements: Min.credit score 625; min. monthly income requirements 3 times the rental amount, solid rental history, bankruptcy min discharge 24 months, other restrictions apply. Most properties do not accept pets and is at the Landlords discretion. No evictions in last 10 years or pending Unlawful Detainer.
Security Deposit equal to one months rent due at sign of Lease Agreement by Certified Funds is due within 72 hours of acceptance of application. First months rent is due at move-in inspection by Certified Funds or Money Order.

Avoid showing occupied properties to the extent possible, property showings should be conducted in empty units or by a video walk-through
